POSITION TITLE: Custodial Lead Intermediate
LOCATION: West Milwaukee Intermediate School
SHIFT TIMES: Monday - Friday 6:00am - 2:30pm
PAY RATE: $30.00 per hour

Job Purpose Statement:
Under the supervision of the Custodial Services Specialist, the Custodial Lead – Intermediate is responsible for maintaining a clean, orderly, and safe environment for students, staff, and the community. This position involves managing custodial personnel, performing cleaning tasks, conducting minor maintenance and preventative maintenance, and ensuring basic site security during assigned shifts. Responsibilities of the Custodial Lead-Intermediate also includes the surrounding grounds of the school building assigned. Daily schedules, priorities, & other instructions may be received from the building administrator.
Essential Job Functions:
Supervision & Coordination:
- Direct, coordinate, and manages custodial/contracted cleaning personnel.
- Assign custodial staff for daily operations and extra duty events (e.g., extracurricular activities).
- Provide ongoing training and ensure compliance with safety procedures.
- Maintain accurate inventory of custodial/maintenance supplies and equipment.
- Check and respond to district emails daily.
- Arranges furnishings and equipment (including playground and lunchroom equipment) for the purpose of providing adequate preparations for meetings, classroom/playground activities, meals, assemblies, class competitions, ceremonies, graduations, and other events.
- Provides ongoing training and guidance in areas relating to cleaning, minor maintenance, and building operations.
- Other duties & responsibilities as required and directed.
Facility Maintenance & Repairs:
- Conduct minor maintenance (e.g., furniture repairs, lighting replacements, heating/cooling adjustments).
- Inspect and maintain HVAC systems, boilers, playground equipment, emergency lighting, and fire extinguishers.
- Perform preventative maintenance and maintain equipment logs on all building equipment.
- Set and maintain heating and cooling schedules through the building automation system.
- Handle snow removal, landscaping, and general upkeep of school grounds.
- Perform monthly inspections & makes/schedules appropriate repairs/service to:
- Fire extinguishers
- Emergency lighting
- Exterior lighting
- Playgrounds and playground equipment
- HVAC systems & equipment
- Elevators
- Sprinkler systems
- Roofs
- Grounds & fencing
- Assist truck drivers with deliveries as needed.
- Use computerized maintenance management system to create and monitor all work orders for assigned building.
- Other duties & responsibilities as required and directed.
Safety, Security, & Emergency Response:
- Monitor and respond to burglar and fire alarms 24/7.
- Ensure staff follow all required safety policies and procedures.
- Oversee building access and security during events.
- Perform weekend and holiday building checks.
- Maintain fire and burglar alarm systems.
- Maintain grounds including landscaping, snow removal, deicing, grass cutting, trimming, etc.
- Other duties & responsibilities as required and directed.
Cleaning & Sanitation:
- Perform cleaning duties in classrooms, restrooms, offices, and other areas throughout the building and grounds.
- Empty trash and maintain cleanliness inside and outside the building.
- Replenish restroom supplies and respond to emergency cleanups.
- Directs custodians, substitute custodians, and 3rd party custodians verbally and/or in writing regarding the cleaning of the building and grounds,
- Remove graffiti and address sanitary and safety hazards.
- Assist staff and students where necessary.

Knowledge & Skills Required:
Knowledge of:
- Proper cleaning techniques, care of equipment, and materials.
- Basic maintenance and repair of building systems, including HVAC, electrical, and plumbing.
- Security protocols, fire prevention, and emergency response procedures.
Ability to:
- Establish and maintain professional relationships with all staff, students, and community members.
- Perform physical labor, lift to 50 lbs., and operate equipment & maintenance tools safely.
- Use software for inventory, scheduling, and communication.
- Communicate effectively orally and in writing.
- Work effectively and efficiently with minimal supervision.
- Interact positively with staff, students, parents, and members of the community to establish, foster, & maintain cooperative working relationships.
Minimum Requirements:
- High school diploma or equivalent.
- At least two (2) years of experience in custodial or building maintenance.
- Valid Wisconsin driver’s license.
- Certified Pool Operator (CPO) and Certified Boiler Operator (CBO) licenses preferred.
- If the chosen applicant does not currently hold either boiler license or CPO, license(s) must be obtained within 1 year of appointment. Licenses must be maintained as active throughout duration of employment as a requirement of the lead/head position.
- Work flexible hours, including nights, weekends, and holidays as required.
This position requires a proactive approach to facility management, ensuring a safe, clean, secure, and efficiently operated learning environment for all stakeholders. Duties may evolve based on the needs of the school district.
